Staging Tips for Home Sellers, Room by Room

Outdoors

It’s key to pay attention to the outdoors surrounding your home when preparing it for sale:  this is where buyers form their first impression of your home.  Make sure it’s neatly maintained and in good repair.  This includes the lawn, landscaping, driveway, walkways, and the house itself.

Kitchen

Clear counters as much as possible of any and all excess items (small appliances, mail, vitamins, spices, and knife blocks, for example).  One or two appliances left on counters are okay as long as they’re in good condition and are spotlessly clean.

The front and sides of your refrigerator should be cleaned off.  If items must be on top of the fridge, make sure they’re decorative and not just utilitarian; cleared off is usually best.

Bathrooms

Used towels and personal care items should always be put away for showings.  Replace just a few key towels with “staging towels”- new unused towels – for showings and open houses.  Toilet lids closed, please!

Bedrooms

Beds are the focal point and should be beautifully made for showings and photos.  Stand pillows up, especially on beds with no headboards.

Living room/family room

Less is more in these living spaces, but you don’t want them completely empty.  A few key furnishings (sofa, chair, cocktail table) give buyers a frame of reference for where their own furniture can go.  Keep good traffic flow in mind.

All rooms and areas within the home must be spotlessly clean…. Buyers notice EVERYTHING!
